This position is essential to maintaining a clean, attractive, and safe property for residents and guests. The role serves as the frontline for property upkeep, ensuring that repairs are completed in a timely manner and that the grounds remain inviting. The Maintenance Manager plays a pivotal leadership role by preparing the 'Maintenance Daily Work Schedule,' prioritizing tasks based on operational needs and urgency. Each shift begins with the team reviewing this schedule to align their efforts with the day's goals.
A typical day involves a dynamic mix of groundskeeping and facility repair. Maintenance employees are responsible for keeping the property pristine, which includes picking up litter, sweeping parking lots, and ensuring landscaped areas are free of trash. In the summer, the team is tasked with watering shrubs, plants, and flowers every other day, weather permitting.
On the facility side, the role requires a broad range of technical skills. Employees may replace light bulbs in corridors and on the exterior, repair loose door knobs and frames, and adjust door closures. Routine maintenance extends to cleaning A/C filters, repairing leaking plumbing, and addressing damaged carpet or wallpaper. Safety is a constant priority; employees must operate power tools, mowers, and chemicals with caution, and safety equipment usage is reviewed periodically.
The role also demands responsiveness to the property's evolving needs. Maintenance staff collect room maintenance cards from the front desk to address issues that arise after the daily schedule was set. This includes repairing damaged furniture, re-caulking windows and bathtubs to treat mold, and performing preventative maintenance on equipment like laundry machines and vacuum cleaners. Additionally, the team must be prepared to respond to emergency situations during and after hours to resolve immediate safety concerns.
Proper uniform, including a name tag, is required at all times. The team is expected to exercise extreme caution when using power tools, mowers, clippers, and various chemicals such as paint and drain cleaners. While the job description outlines general duties, employees should be prepared to perform additional tasks as assigned to support the property's overall condition.
