The Senior Site Acquisition Specialist is a pivotal role within Diamond Communications, dedicated to securing the physical infrastructure necessary for our wireless network expansion. Based in or around Atlanta, Georgia, you will serve as the primary liaison between the company, property owners, and local jurisdictions. Your mission is to navigate the complex landscape of site acquisition, ensuring that every lease, easement, and permit is secured efficiently and in full compliance with telecommunications regulations.
This position is designed for a seasoned negotiator who thrives in a dynamic environment. You will manage the end-to-end acquisition lifecycle, from identifying viable sites and preparing detailed candidate reports to finalizing legal transactions and overseeing zoning approvals. Success in this role requires a deep understanding of local jurisdictional regulations and the ability to build strong relationships with landlords, homeowners' associations, and design review boards.
Your work will be a blend of strategic negotiation, legal documentation, and field engagement. You will spend significant time reviewing title reports to assess land ownership and encumbrances, drafting lease agreements, and collaborating with legal teams to finalize transaction documents. A substantial portion of your time will be dedicated to external interactions: interviewing zoning personnel, representing the company at community meetings, and supervising external vendors such as environmental engineers and architectural firms.
You will also manage the technical aspects of site readiness, including the collocation application process and Enhanced 911 addressing verification. While the role supports a remote work environment, it requires a willingness to travel 20–40% of the time for site visits and jurisdictional meetings to ensure projects move forward within defined timeframes.

Experience with wireless communication facility installations and familiarity with regulatory requirements specific to the telecommunications industry. Proficiency in preparing and managing collocation applications and facilitating the process from initiation to Notice to Proceed (NTP). Experience with Enhanced 911 addressing protocols and compliance. Knowledge of local jurisdictional requirements for zoning and permitting processes in various regions. Familiarity with community engagement processes, including working with HOA, design review boards, and neighborhood groups. Advanced project management skills, with the ability to supervise a team of internal and external vendors. Familiarity with site acquisition software and tools used to manage transactions, applications, and documents.
