The Real Estate Manager in South Bend, Indiana, serves as the strategic architect of Lamar Advertising's local footprint. This role exists to profitably secure, maintain, and grow the company's portfolio of leased and owned properties, directly enabling the organization's core mission of helping local businesses and national brands reach broad audiences. You will act as the primary point of contact for negotiation and conflict resolution, bridging the gap between internal company goals and external landowners, municipalities, and regulatory bodies.
Your work blends high-level market analysis with hands-on negotiation. You will independently determine which real estate assets to add to the portfolio, utilizing research and data to identify areas for growth or relocation. A significant portion of your time involves monitoring competitor activity, analyzing zoning laws, and maintaining up-to-date market abstracts to ensure compliance with local jurisdictions.
On the operational side, you will lead the purchase and procurement process, coordinating due diligence for easements and land acquisitions. You will negotiate agreements with landowners and their agents, ensuring profitable terms while fostering productive professional relationships. Additionally, you will manage government relations by securing necessary permits, variances, and approvals, while serving as the liaison for property maintenance issues and tax invoice processing.
