The Real Estate Manager in Nashville, TN, serves as the strategic architect for Lamar Advertising's local portfolio. This role exists to profitably secure, maintain, and grow the company's real estate holdings of leased and owned properties. You will be the primary driver for purchasing and procuring real estate, enabling Lamar to continue expanding its advertising footprint. The position requires a blend of independent judgment and analytical rigor to determine which assets to add to the portfolio and how to optimize them for long-term growth.
Your work will span market analysis, active negotiation, and regulatory navigation. You will monitor competitor activity and zoning laws to identify opportunities for growth or relocation of existing assets. A significant portion of your time will be dedicated to building and maintaining productive relationships with landowners, serving as the lead point of contact for negotiations and conflict resolution. You will prepare and present agreements to secure new or existing assets, overseeing the due diligence and purchase process for easements and land.
Beyond acquisition, you will manage the ongoing lifecycle of the portfolio by tracking critical operational data, auditing financial records, and ensuring timely processing of tax invoices and CPI adjustments. You will also act as the liaison between internal departments and landowners to resolve access issues and maintain property standards. Additionally, you will cultivate relationships with governmental officials to secure necessary permits, variances, and approvals for sign sites.
