As a Property Manager, you will serve as the mid-managerial leader responsible for the day-to-day operations and fiscal management of designated communities. This role is pivotal in maintaining a high level of customer service and professionalism while ensuring the long-term value of the asset.
You will operate with a deep knowledge of the local market, staying informed about competitor specials and new construction that may impact property performance. Your success relies on your ability to delegate effectively, communicate clearly, and motivate your team to foster an atmosphere of cooperation, enthusiasm, and customer satisfaction.
Your work involves a blend of financial oversight, operational management, and tenant relations. You will be responsible for collecting rents, processing daily bank deposits, and preparing detailed delinquency reports and cash receipt summaries. A key part of your day includes monitoring KPI goals such as occupancy, expenses, and Net Operating Income (NOI), while ensuring all invoices are processed daily and expense overages are flagged to your supervisor.
Beyond the numbers, you will manage the full tenant leasing cycle from move-in to move-out, handling lease administration, sending late notices, and filing evictions when necessary. You will also negotiate with vendors and contractors to secure the best prices without compromising quality, conduct regular property and grounds inspections, and lead staff training, coaching, and performance reviews. Your goal is to ensure the property office remains organized and professional while maximizing occupancy through effective marketing and advertising.
