About the Role

The Assistant Manager serves as a vital partner to the General Manager, ensuring the property operates smoothly and provides a supportive environment for residents. This role is dedicated to maintaining high occupancy levels, overseeing on-site tenant certifications, and fostering a respectful atmosphere for residents, visitors, vendors, and staff. When the General Manager is unavailable, the Assistant Manager steps in to provide leadership and direction to the team.

You will manage the day-to-day administration of the property office, from handling resident communications and rent collection to coordinating maintenance and supervising desk clerks. A significant portion of your time will be dedicated to the tenant certification process, ensuring compliance with LIHTC and other program rules while building positive, empathetic relationships with a diverse community.

Key Responsibilities

  • check_circlePerform supervisory, administrative, and management tasks in the absence of the General Manager
  • check_circleCoordinate maintenance work orders and inspect apartments and grounds for repair needs
  • check_circleConduct resident lease orientations, interviews, and background checks for applicants
  • check_circleManage tenant income and family composition certifications and recertification processes
  • check_circleCollect rent, process payments, and manage tenant receivables and evictions
  • check_circleSupervise desk clerks including recruiting, hiring, and approving timesheets
  • check_circleMaintain lease, accounting, and compliance records and submit required internal and external reports
  • check_circleRespond to tenant requests, resolve conflicts, and enforce property rules and regulations

Requirements

  • verified6 month-1 year experience in affordable programs completing Income Certifications

Nice to Have

Associate degree, certificate of completion from a trade school, or one or more years of related experience and/or training. Minimum of 1 year of supervisory experience. Certified HUD, Tax Credit Specialist, Low Income Tax Income (LIHTC) designations, or equivalents. Knowledge of Section 8 Housing Assistance Program practices and principles. Prior experience working in affordable housing, nonprofit residential property management. Knowledge of Property Management Software (Yardi, Boston Post, OneSite). Knowledge and understanding of budget management and facilities issues. Knowledge of building systems, property management, and housing quality standards. Certification or knowledge of high-rise fire safety guidelines. Knowledge and experience with TRACS software. Experience/Familiarity with the Tenderloin Neighborhood. Experience in conflict resolution, crisis intervention, resident relations. Knowledge of substance abuse and homelessness issues. Ability in a language other than English (e.g., Spanish, Chinese, Tagalog, etc.).
