About the Role
The Regional Property Manager (RPM) is a strategic leader responsible for the performance, growth, and culture of a portfolio of properties. Reporting to the Director of Operations and President, this role ensures operational excellence, drives NOI performance, and builds high-performing teams through coaching, mentorship, and accountability.
This position requires balancing business acumen with people leadership. You will guide Community Managers and site teams to deliver exceptional Gold Standard resident experiences while cultivating talent for future growth. You will shape communities, build lasting relationships, and grow your own career along the way. This role is based in Indianapolis, IN, and involves significant travel (75%) to manage a multi-state portfolio.

Key Responsibilities
- check_circleMonitor collections, vacancy, and loss reports to ensure timely delinquency procedures and evictions
- check_circleAssist in preparing and reviewing annual budgets for assigned properties
- check_circleMaximize revenue by leveraging marketing plans and recommending rent growth opportunities
- check_circleConduct monthly and quarterly site inspections and submit timely reports to senior leadership
- check_circleOversee marketing strategies to drive occupancy and recommend rent adjustments based on market conditions
- check_circleReview and approve purchase orders to ensure compliance and proper approvals before expenses occur
- check_circlePartner with senior leadership on contract negotiations, cap-ex planning, and major operational initiatives
- check_circleOversee resolution of escalated resident issues, lease terminations, grievances, and legal matters
- check_circleMentor and develop Community Managers and site teams with ongoing coaching, feedback, and guidance
- check_circleConduct interviews, property inspections, performance evaluations, and growth plans for site teams
- check_circleReview and approve timecards, leave requests, and staffing schedules to maintain proper coverage
- check_circleCoordinate staffing to ensure all properties are adequately and efficiently supported
Requirements
- verifiedMinimum 5 years of Community Manager experience
- verifiedValid driver's license and insured personal vehicle required
- verifiedAbility to travel 75% including out of state and overnight stays
- verifiedMust live within a short driving distance of at least one asset in the assigned portfolio
- verifiedKnowledge of property management operations and relevant local/state laws including Fair Housing and Landlord-Tenant Law
