This Real Estate Transaction Manager serves as the strategic guardian of a healthcare property portfolio, overseeing the full lifecycle from land acquisition and complex lease negotiations to asset dispositions. The role is critical for ensuring operational continuity across all health system facilities, directing landlord default resolutions, and managing casualty loss recoveries. By maintaining strict financial and regulatory compliance, the manager safeguards the organization's assets while aligning real estate strategy with broader organizational goals.
You will act as the primary liaison between the health system, landlords, developers, and internal stakeholders. Your work involves directing comprehensive due diligence efforts, including Fair Market Value assessments, environmental reviews, and zoning analysis, to inform high-stakes decision-making. As the lead negotiator for leases and purchase agreements, you will secure terms that prioritize the health system's strategic needs while navigating complex regulatory landscapes like the Stark Law and Anti-Kickback Statutes.
A significant portion of your time will be dedicated to risk management and financial oversight. This includes collaborating with Finance teams on CAM reconciliations and budget forecasting, as well as coordinating internal and external audits to identify vulnerabilities. When property damage events occur, you will lead the response, coordinating with risk management and insurance adjusters to ensure the timely restoration of healthcare operations.
Candidates will be evaluated based on their progressive experience in healthcare real estate portfolio management and their ability to lead multidisciplinary due diligence teams. The selection process focuses on identifying individuals with deep expertise in acquisition/disposition processes, lease enforcement mechanisms, and industry-standard tools like CoStar and GIS mapping.
