This position ensures that vacant units meet established quality standards for re-leasing by performing technical and mechanical work. The primary mission is to guarantee the timely turn of all vacant apartment homes to a market-ready condition that meets the Company's standards for occupancy. You will be responsible for completing necessary repairs and improvements prior to resident move-in, following the community's make-ready checklist.
Your day-to-day responsibilities include inspecting and repairing sheetrock, ensuring proper caulking and sealing around windows, sinks, toilets, and showers, and performing touch-up painting for both vacant and occupied units. You will also assist in maintaining grounds, common areas, and amenities by handling debris removal, pressure-washing breezeways and pool areas, and performing general cleaning and signage painting. A key aspect of the role involves supporting cost-cutting and expense control programs by prioritizing repairs over replacements and practicing efficient use of materials and tools.
Beyond technical execution, this role requires demonstrating strong customer service skills. You will treat residents and others with respect, answer questions, respond sensitively to maintenance complaints, and complete assigned work orders with efficiency and urgency. You will also ensure compliance with safety and risk-management policies by participating in routine safety meetings, completing required training on OSHA and other safety laws, and reporting accidents promptly.
