We are seeking a dedicated full-time Maintenance Technician to join our team at a multi-family property in Wilmington, North Carolina. In this role, you will be the backbone of our community's daily operations, ensuring that both interior and exterior spaces meet high standards of safety, appearance, and functionality. You will work closely with the Maintenance Supervisor to manage apartment turnovers, perform scheduled equipment maintenance, and respond to resident requests with speed and courtesy.
This position is vital for fostering trust and positive public relations with our residents. You will be the face of our property, interacting with residents, co-workers, and company staff through a service-oriented attitude. Whether handling emergency repairs, coordinating with the on-site manager, or maintaining the grounds, your ability to make independent decisions while following instructions will ensure the community runs smoothly.
Your day will be a dynamic mix of technical repairs and community engagement. You will perform a wide range of maintenance tasks, including electrical, plumbing, HVAC, and carpentry repairs, ensuring all work is completed correctly the first time. You will be responsible for preparing vacant apartments for new residents and maintaining common areas, breezeways, and laundry facilities.
A significant portion of your role involves physical work and the use of various tools and equipment. You may be required to lift and transport heavy items, such as air conditioning compressors, furnaces, water heaters, and appliances, often using ladders to access roofs or high areas. You will also manage pool maintenance, including handling chemicals and replacing pumps, and assist with custodial tasks like sweeping and painting as needed.
You will adhere to all company policies and safety procedures, including the proper use of PPE and the maintenance of a clean and orderly shop. Building and maintaining resident confidence is a key goal, so you will attend to requests and emergency needs in an expedient and cordial manner, always ensuring repairs are done safely and efficiently.
Candidates must possess a valid state driver's license and reliable transportation. The role requires a commitment to safety and integrity, with all new hires subject to physical, drug, and background screenings. Successful candidates will be expected to rotate on-call duties after hours when scheduled and be available for overtime as needed for emergencies.
