About the Role
As the Director of Maintenance for Pratum, you will provide strategic leadership for a portfolio of over 150 affordable housing multi-family properties. This role is designed to ensure systematic, comprehensive, and consistent maintenance practices that prioritize safety, sustainability, and cost-effectiveness. You will serve as the central point of contact for all in-house and contract repair work, working closely with Development, Asset Management, and Property Management teams to align maintenance strategies with overall property goals.
Your day-to-day involves fostering an environment of professionalism and mutual respect for both staff and residents. You will drive the implementation of preventive maintenance programs, manage capital projects, and ensure readiness for rigorous inspections by investors and agencies such as HUD and DCHA. By leveraging data and analytics, you will optimize resource allocation and drive continuous improvement across the portfolio, ensuring that every property maintains excellent condition and curb appeal.
Location & Work Model
This is an on-site leadership role based in the Washington, DC region. The position requires residency in the area to facilitate presence at our corporate office in Gaithersburg, MD, and to manage properties with a heavy concentration in the DC metropolitan area. Relocation assistance is available for the right candidate.

Key Responsibilities

- check_circleEnsure compliance with HUD, EPA, OSHA regulations and prepare for periodic inspections
- check_circleDevelop and train staff on emergency plans, safety procedures, and integrated pest management
- check_circleConduct regular inspections of sites, buildings, and units to identify issues and schedule work
- check_circleManage maintenance budgets, cost control, and capital improvement planning
- check_circleSupervise capital projects and coordinate with owners, clients, and internal teams
- check_circleManage vendor services, procurement, and performance of maintenance contracts
- check_circleRecruit, train, and evaluate maintenance staff while fostering a professional team environment
Requirements
