As a Director of Entitlements, you will lead, guide, and support the Land Acquisition team by coordinating due diligence and entitlements for land deals while representing and enhancing municipal relationships. This is a career with purpose, built on making dreams come true through zero-defect homes, cost management, and strict adherence to schedules.
In this role, you will partner with leadership to position the Division in the best possible locations, ensuring we "buy the right land right." You will manage five-year land plans and assist in strategic growth planning. Your day-to-day involves overseeing the due diligence and Green Book process from executed purchase agreements through CIC approval, directing engineers, surveyors, and consultants to achieve timely entitlements for proposed communities. You will execute strategic decision-making on each land deal to maximize the Division's return on investment, collaborate on letters of intent and contracts, and monitor compliance with internal and outside counsel.
You will also maintain market visibility by networking with other builders and developers, developing a broad understanding of regional competition, house types, price points, and sales absorptions. A key part of your mission is identifying and presenting potential risks for new and existing communities, including municipal challenges, land constraints, and regulatory changes. You will work in tandem with the land development team to ensure proposed product lot fits comply with municipal or master plan approval requirements and engage outside attorneys to overcome hurdles posed by municipalities. Ultimately, you will consistently engage and work to enhance municipal relationships, better positioning Lennar with governmental staff and officials.
