About the Role
We are seeking a Community Manager to lead operations at our property, Trails of Saddlebrook Apartments, located in Florence, KY. This vibrant community features 228 units and requires a dedicated leader to ensure its success.
In this role, you will serve as the face of the property, meeting with prospective residents and conducting apartment showings to showcase the community's unique appeal. Your day will involve managing the full lifecycle of resident interactions, from initial inquiries to rent collection, bank deposits, and the preparation of essential monthly reports.
You will be responsible for maintaining the physical excellence of the property by conducting daily inspections of grounds, facilities, and equipment to identify necessary repairs and safety hazards. As the primary point of contact for resident concerns, you will handle maintenance requests, coordinate with sub-contractors to ensure quality work, and proactively resolve complaints or disturbances in accordance with management regulations.
Beyond resident services, you will manage, oversee, and coach the on-site staff. This includes recruiting and hiring new team members, reviewing timesheets, conducting annual performance reviews, and collaborating with Human Resources and the Regional Manager on employee matters. You will also play a key strategic role by conducting market surveys and developing marketing strategies to attract prospective residents in collaboration with the leasing team.
