The Commercial Real Estate (CRE) division provides a fully integrated platform of banking, financing, and capital markets solutions to a diverse range of clients, including financial sponsors, institutional investors, asset managers, regional developers, and public and private corporations.
Wells Fargo is seeking an Associate, Commercial Real Estate Portfolio Manager to join Digital Real Estate, a fast-paced, high-demand growth team primarily focused on the data center vertical. In this role, you will partner with Clients, CRE Coverage Bankers, Loan Closers, Counsel, and Credit Risk to underwrite, close, and manage a diversified group of digital real estate loans.
This portfolio will encompass various facility types (construction, term, devco, bridge, lines of credit) and loan structures (recourse/non-recourse, bilateral, and syndicated transactions). You will serve as a key interface for customers, assisting in identifying needs and maintaining strong relationships while collaborating with senior portfolio managers to develop strategies for relationship optimization and deal-level execution.
Your day-to-day will involve analyzing and presenting new opportunities to business leaders, reviewing term sheets and loan documents, and conducting in-depth property-level analysis and market research. You will advocate for loan approvals at the credit committee, resolve complex situations with independent judgment, and conduct quarterly and annual portfolio reviews to identify potential concerns. Success in this role requires maintaining an in-depth knowledge of the data center industry, relevant markets, and sector trends.

Familiarity with various facility types including construction, term, bridge, perm, lines of credit, etc. and loan structures including recourse/non-recourse, secured/unsecured, and mezzanine financing. Experience underwriting digital real estate loans. Ability to develop and maintain strong relationships while actively participating in the successful execution of complex transactions. Ability to apply sound judgment in the application of analytical conclusions to credit approval, structure, and management recommendations. Strong verbal, written, and interpersonal communication skills; strong analytical skills with high attention to detail and accuracy. Ability to interact with all levels of an organization. Advanced Microsoft Excel skills, including formulas and dynamic spreadsheets to support core accounting and finance functions. A BS/BA degree or higher.
