The Administrative Maintenance Coordinator serves as the vital link between residents, vendors, and the maintenance team, ensuring that property operations run smoothly and efficiently. This role is designed to maintain high standards of resident satisfaction by managing the lifecycle of maintenance requests from initial reporting to final completion.
In this position, you will be the first point of contact for maintenance needs, prioritizing requests based on urgency and age to ensure emergencies are addressed immediately. Your day-to-day involves organizing and tracking all work orders in OneSite with a strict goal of completing requests within 24 hours. You will coordinate all contractor work, from issuing keys to authorized personnel to overseeing repairs and conducting final walk-throughs to ensure accuracy and resident satisfaction.
Beyond administrative coordination, this role requires active engagement with the property. You will communicate repair details clearly to residents, prepare daily reports on service status, and attend resident events held after hours. The position also involves traveling to owner gatherings and maintaining a physical presence across all exterior and interior parts of the property to verify work quality.
