The Service Manager serves as the on-site authority for all maintenance operations, ensuring the property's building systems, unit readiness, and physical assets are preserved to the highest standard. The Service Manager is expected to maximize in-house labor, manage costs responsibly, and set the standard for quality and professionalism across the maintenance team.
In this position, you will lead the daily operation of critical building systems including HVAC, electrical, plumbing, and access control. Your day-to-day involves managing make-ready activities to ensure units meet leasing standards on schedule, performing in-house repairs on appliances and HVAC units, and overseeing vendor coordination for specialized work. You will act as the primary technical contact for contractors, obtaining bids, defining scopes of work, and verifying credentials. Beyond technical execution, you will ensure safety and security infrastructure is maintained, respond promptly to emergencies, and support compliance audits with professionalism.
This role requires significant physical activity. You will regularly lift, carry, push, and pull up to 50 lbs, occasionally up to 75 lbs. The position involves standing and walking for extended periods, climbing stairs, ladders, and step stools, and working safely at varying heights. You must be able to kneel, crouch, stoop, bend, and crawl in confined spaces such as mechanical rooms or attics. Additionally, the role requires manual dexterity to operate hand and power tools, the ability to work outdoors in varying weather conditions, and visual acuity to inspect systems and identify safety hazards while complying with OSHA standards.
