We are seeking a detail-oriented and highly analytical Real Estate Manager to join our growing Real Estate & Development team. This role is pivotal in establishing growth plans within defined markets, identifying potential sites, and negotiating acquisitions that align with the company's strategic goals.
The ideal candidate will have a passion for driving expansion within the convenience store and Cardlock industries. You will conduct market research and trade area analysis to identify new site opportunities for store development, relocations, and remodels. Your work will involve evaluating demographic, traffic, competitive, and socioeconomic data to assess market potential.
You will negotiate the purchase or long-term leasing of specific sites, utilizing Letters of Intent and collaborating with internal and external legal departments. Using the company's proforma financial models and ROI analyses, you will evaluate new store projects and potential acquisitions. A key part of your day will involve assisting in gaining executive approval for new sites by preparing comprehensive review packages that include mapping, aerial imagery, and site-specific financial data.
This position requires collaboration with development, construction, operations, and finance teams to support project execution. You will also assist in preparing presentations for executive leadership, board meetings, and external stakeholders, while monitoring the performance of existing locations to recommend actions that improve asset value or mitigate underperformance.
This is a remote position; however, travel is required to fulfill site selection and acquisition duties.
