This position is based at the Encore at the Park property in Durham, NC, a stabilized garden-style community. The Service Technician serves as a vital link in maintaining the physical integrity and aesthetic appeal of the property. The role ensures that buildings, grounds, amenities, and common areas meet the company's high standards for cleanliness, appearance, safety, and functionality.
The day-to-day involves responding to resident service requests, diagnosing mechanical and technical issues, and executing repairs in accordance with safety standards and code requirements. A significant portion of the role is dedicated to the "make-ready" process, preparing vacant units for new residents by managing inspections, coordinating vendors, and ensuring all maintenance tasks are completed to specification. Beyond unit maintenance, the technician supports the property's grounds and amenities, handling tasks such as pressure-washing, general cleaning, and signage maintenance.
This role requires a flexible schedule, including a Monday-Friday work week with a rotating on-call schedule for evenings, weekends, and holidays. The position demands physical stamina to work in various weather conditions and the ability to maneuver in confined spaces while adhering to strict safety and risk-management protocols.
