About the Role
The Maintenance Manager serves as a critical operational leader within our community, reporting directly to the Executive Director with strategic support from the Regional Director of Facilities. This exempt, salaried position is designed to ensure the seamless functioning of both maintenance and housekeeping programs. The role exists to uphold the highest standards of efficiency, safety, and regulatory compliance for the assigned community, creating a secure and well-maintained environment for residents.
In this position, you will manage the daily operations of the maintenance and housekeeping departments while fostering a culture of safety and preparedness. Your day-to-day involves a blend of strategic oversight and hands-on technical work. You will monitor community expenditures to align with budgetary goals, develop personnel schedules, and ensure strict adherence to federal, state, and local regulations. From conducting daily inspections of buildings and grounds to managing complex vendor contracts for systems like HVAC, fire safety, and elevators, you will be the guardian of the community's physical infrastructure.
The role demands a versatile skill set, requiring you to perform general maintenance duties ranging from carpentry and plumbing to light electrical work and snow removal. You will also be responsible for maintaining critical logs, overseeing emergency preparedness plans, and leading safety drills. As a key figure in resident safety, you will be on-call for emergencies, answering after-hours calls and assisting with evacuations when necessary. Additionally, you will ensure resident room readiness prior to move-ins and coordinate capital expenditure projects with outside vendors.
