About the Role
The Preconstruction Project Manager serves as the primary guardian of company risk during the preconstruction phase. This role provides essential oversight and leadership to preconstruction teams, ensuring the technical success and execution of projects. While typically managing multiple projects simultaneously, the role may be assigned to a single large-scale project when the scope demands focused attention.
Beyond technical execution, the Preconstruction Project Manager is responsible for cultivating strong relationships with internal team members, clients, and partners. The position ensures the quality and timeliness of all estimating deliverables, balancing day-to-day team management with the occasional need to develop specific work products to maintain departmental workflow. Success in this role requires a deep understanding of budgeting, cost controls, and risk management to ensure projects are procured and managed consistently and profitably.

Key Responsibilities
- check_circleManage risk for the company during the preconstruction phase by providing oversight to teams
- check_circleOversee execution of project scope management and procurement plans including contract management
- check_circleDevelop risk management plans including identification, analysis, response planning, and monitoring
- check_circleProvide oversight for development of key deliverables including labor estimates, cost models, and GMP proposals
- check_circleManage client and internal partner expectations regarding work flow and project timelines
- check_circleEstablish Conditions of Success during the preconstruction phase on negotiated projects
- check_circleDevelop staffing plans for assigned projects in collaboration with project and operations leadership
- check_circleServe as Design Manager during pursuits and design phases on Alternative Delivery Method projects
- check_circleUse Critical Path Method scheduling techniques to guide design phases on design-build projects
- check_circlePerform basic and advanced estimating tasks to manage departmental work flow
- check_circleReview all estimates to ensure alignment with historical costs and market conditions
- check_circleEnsure compliance with owner contracts and understand project quality, communication, safety, and environmental plans
Requirements
- verifiedFour year engineering degree or equivalent
- verifiedTen or more years of experience in an estimating role
- verifiedProficient in P6 and Critical Path Scheduling
- verifiedProficient in Enterprise Project Management Systems
- verifiedProficient in industry estimating software
- verifiedProficient in Microsoft Office Suite
