About the Role
Join the NRP team as a Community Manager at The Riley in Fort Myers, FL. Reporting to the Regional Property Manager, you will serve as the leader responsible for ensuring excellent customer service and coordinating all aspects of apartment community operations. Your mission is to maximize cash flow while preserving assets, achieve budgeted Net Operating Income (NOI), and establish a positive working environment for property team members.
In this role, you will oversee the daily management of the property, from financial performance and marketing strategies to customer service and team development. You will ensure a quality living environment for residents while fostering a collaborative team culture through recruitment, training, and mentorship. The position requires a balance of strategic oversight and hands-on execution, adapting responsibilities based on the community's size and staff delegation.

Key Responsibilities
- check_circleEnsure compliance with Fair Housing regulations and lease agreement accuracy

- check_circleMaximize cash flow by managing revenue, rent collection, and delinquencies
- check_circleCreate annual operating budgets and business plans with the accounting team
- check_circleOversee capital improvements, deferred maintenance, and vendor bid summaries
- check_circleRecruit, train, coach, and mentor team members to foster a positive work environment
- check_circleOversee property financial performance and achieve budgeted NOI
- check_circleMonitor rental pricing, market trends, and implement marketing outreach plans
- check_circleManage leasing activities, apartment showings, and applicant qualification processes
- check_circleConduct daily property inspections and ensure service requests are completed within 24 hours
- check_circleGenerate employee schedules, audit time records, and provide performance feedback
Requirements
- verifiedHigh School Diploma or equivalent
- verifiedBachelor's degree or CPM highly preferred
- verifiedTax Credit Specialist (TCS) or HCCP designation preferred
- verified5+ years property management experience
- verifiedone year supervisory experience
- verifiedworking knowledge of Landlord Tenant Laws, Fair Housing Regulations, IRS Section 42 - LIHTC Program
- verifiedStrong computer skills, especially in Microsoft Office Suite
- verifiedexperience in Yardi preferred
- verifiedValid driver's license and reliable transportation
Nice to Have
Bachelor's degree; CPM designation; Tax Credit Specialist (TCS) or HCCP designation; experience in Yardi.
