The Chief Engineer serves as the cornerstone of the property's operational integrity, overseeing the comprehensive maintenance of both interior and exterior environments. This role is fundamental to the longevity of all building equipment and the aesthetic quality of the community. As the key employee for building operations, you will ensure technical competence and strict compliance with all current codes and criteria.
You will lead the maintenance team in executing day-to-day routine maintenance while developing and adhering to robust preventative maintenance programs. Your leadership extends to supervising outside vendors, ensuring satisfactory completion of repairs, and maintaining a professional image that reflects positively on the company. The position requires a unique blend of technical expertise in HVAC, refrigeration, and electrical engineering, paired with strong interpersonal skills to facilitate solutions for all types of maintenance problems within the community.
Your day involves balancing competing demands across multiple projects, from monitoring all building systems and performing basic repairs to creating detailed maintenance reports that depict the property's condition and project progress. You will act as a bridge between the Association Manager and the maintenance team, fostering a collaborative environment where staff are motivated to work as a team and adhere to company safety standards.
While the schedule is full-time, the role demands flexibility to address emergencies and special projects, which may require availability during nights and weekends. You will respond to correspondence in a timely, professional manner and ensure that the operating environment meets high standards of resident service, measured through formal and informal feedback.
This position offers a dynamic work environment where you will occasionally work in outdoor weather conditions, near moving mechanical parts, and in high or precarious places. You may be exposed to wet, humid conditions, fumes, and moderate to loud noise levels. The role requires physical agility, including the ability to stand, walk, climb, and lift objects up to 25 pounds, as well as specific vision abilities to handle technical details and safety checks.
