As an Assistant Community Manager, you will serve as a vital partner to the Community Manager, driving the operational success of the apartment community. Your primary mission is to increase net operating income while maintaining the physical asset and ensuring a high-quality living environment for residents. This role is designed for someone who thrives in a fast-paced setting, balancing the art of resident service with the science of property operations.
In this position, you will be the face of the community, guiding prospective residents through the leasing process and fostering positive relationships with current residents. Your day-to-day involves a dynamic mix of tasks: from touring apartments and closing leases to managing move-ins and move-outs. You will play a key role in maintaining high occupancy levels by staying attuned to market conditions and competitive pricing. Beyond leasing, you will assist in resident retention programs, community events, and the critical task of rent collection, ensuring delinquency remains low.
You will also act as a guardian of the property's condition, conducting regular inspections of units, common areas, and grounds to ensure safety and cleanliness. As a trusted leader, you may step into the role of Acting Community Manager when needed, supervising staff and upholding the company's standards for safety, responsiveness, and fair housing compliance. This role requires a professional who can navigate both the digital landscape of property management software and the physical demands of inspecting and maintaining a vibrant community.
