The Property Management Maintenance Coordinator serves as the central hub for all maintenance operations within our residential and commercial portfolio. This role is vital to our mission of seamless property management, acting as the primary liaison between tenants, owners, vendors, and internal staff.
In this position, you will oversee the full lifecycle of maintenance requests, from initial triage and vendor coordination to final inspection and invoicing. You will manage critical processes such as unit turnovers, move-out inspections, and renewal assessments, ensuring that all work is completed accurately, on time, and in compliance with Florida landlord-tenant laws. Your work directly impacts tenant satisfaction and owner returns by ensuring properties remain market-ready and well-maintained.
A typical day involves balancing high-volume work orders, communicating complex repair costs to owners, and conducting detailed inspections to determine liability and necessary reconditioning. You will also manage the dedicated maintenance phone line, prioritizing emergencies and coordinating after-hours responses. Success in this role requires a proactive approach to vendor management, meticulous documentation, and a strong understanding of the financial and legal aspects of property maintenance.
