Maintenance Technician

About the Role

The Maintenance Technician serves as a vital link in ensuring the physical plant and all related areas of the property remain in optimal condition. Working under the direction of the Maintenance Supervisor and Onsite Resident Manager, this role is dedicated to the day-to-day upkeep of the facility, ensuring a safe and comfortable environment for residents.

The position is structured across three levels to accommodate varying degrees of experience and expertise:

• Maintenance Tech Level 1: An entry-level role for those with less than one year of experience in facilities or related fields.
• Maintenance Tech Level 2: Designed for professionals with two to five years of success in residential maintenance, supported by technical training and certifications.
• Maintenance Tech Level 3: A senior role requiring over five years of experience, transferrable skills, multiple technical certifications, and strong management and customer references.

Technicians are expected to possess a concern for work-safety programs and the ability to interact effectively with persons of all ethnic and religious backgrounds. The role requires a commitment to carrying out the Company Mission Statement at all times.

Day in the Life

A typical day involves a diverse range of hands-on tasks to maintain the property's integrity. Responsibilities include performing repairs on appliances, electrical fixtures, switches, and circuits, as well as handling minor plumbing work like clearing stoppages and replacing fittings. Technicians will also manage replacements for broken glass, tile, carpet, screens, and locks, alongside painting interiors and exteriors as needed.

Carpentry duties may involve fitting doors, freeing windows, building shelves, and refinishing floors. The role also includes assisting with custodial work such as sweeping, mopping, and cleaning apartments, as well as grounds maintenance like trash removal and weed control. Technicians must be prepared to repair concrete, masonry, and fencing, and perform limited extermination services when necessary.

A key component of the role is participating in an on-call emergency schedule rotation for evening, weekend, and holiday coverage. Technicians are also responsible for refurbishing apartments prior to resident occupancy, keeping accurate records of preventative maintenance work orders, and performing scheduled maintenance on all equipment according to manufacturer recommendations. Knowledge of water, gas, and sewer cut-offs is essential.

Application Instructions

Candidates must be able to reliably commute to or relocate to San Ramon, CA 94583 before starting work. A valid Driver's License is required. This is a full-time, in-person position with an 8-hour shift schedule that includes on-call duties, overtime, and weekend availability.
