The Maintenance Supervisor is the operational heartbeat of the assigned property, responsible for the day-to-day maintenance operations and physical upkeep. This role exists to ensure the property not only meets Avenue5 policies and standards but also complies with all local, state, and federal regulations. You will serve as a mentor to the maintenance team, fostering a positive, active, and collaborative environment while ensuring the highest standards of cleanliness and curb appeal.
In this position, you will bridge the gap between technical execution and financial stewardship. You are responsible for contributing to and adhering to the property budget, soliciting suppliers, and ensuring maintenance costs remain within allotted limits. Your day involves overseeing the entire lifecycle of maintenance, from reviewing service requests and identifying chronic issues to performing complex repairs in electrical, plumbing, HVAC, and carpentry. You will also manage property emergencies, such as snow and floods, and conduct pre-move-in and post-move-out inspections to guarantee quality unit turns.
Beyond the technical duties, you will act as a culture carrier, promoting safety, risk management, and professional conduct. You will interact courteously with residents and potential clients, defusing difficult situations and maintaining confidentiality. By walking the property weekly with leadership and collaborating on operational challenges, you help drive the property's success and resident satisfaction.
